The residential real estate market continuted to show signs of stabilizing in several categories again in January. The charts below tell the story: the number of homes for sale and the number of new listings are down considerably from last January. But the number of pending sales (under contract but not yet closed) were up 8% from the same month last year, and sold homes were up 4.6%. Prices, though, are not up – read on…

The Average Cumulative Days on Market for a property continued to run nearly 15% below last year, while the percentage of the original asking price that was realized by sellers continued at 2.2% higher than last year.

The next two graphs are not so happy; showing that, though slowing, sold prices are continuing to fall. The median price for single family homes is down 8.2% from last January.
